2027 RESERVE STUDY
Every five years, Strathmeade Square Community Association contracts with external experts to perform a Reserve Study. This is a requirement under the Virginia Property Owners Act (the Act) and is intended to provide guidance and spending priorities for capital maintenance and improvements over the next five-year period. The study sets out areas to be addressed, estimates of the costs, and suggested yearly allocations to the community’s Reserve assets to ensure there is sufficient capital to cover the projects outlined in the study as well as for emergencies while growing the Reserve funds for the future.

AMENDMENTS TO THE DECLARATION OF COVENANTS
The board would like to reinvigorate an effort that began in 2022 to obtain community approval of the amendments to our Declaration of Covenants. For those that are wondering what the Declaration of Covenants are, they serve as a sort of constitution for our community. The By-laws and Resolutions stem from the authority afforded by the Covenants. The board has identified 4 amendments which have had a high number of approvals based on the votes thus far. The explanation for changes to the covenant can be found here.
There is no deadline for this for obtaining the necessary votes so it is a continuing activity, albeit not too much has been said about it in some time.

RESALE CERTIFICATE
Effective July 1, 2023, the Virginia Property Owners Act requires Associations to publish and make available a schedule of all applicable fees assessed as part of the resale certificate preparation and delivery process. Enclosed is Policy Resolution 2023-01 pertaining to Resale Certificate Fees that was adopted by the Strathmeade Square Board of Directors at the June 7, 2023 meeting.
